Building regulations and planning permission are two different things. The primary purpose of building regulations is to:

  • ensure development meets health and safety standards
  • consider the energy efficiency of a development
  • assuring access and facilities for people with disabilities

Building work that requires approval

Generally, all development work must meet building regulations standards. Even development that doesn’t need planning permission will often require building regulations approval.
